This phase will be based on the final site plan and approved design development documents. During this phase, we will develop our design and incorporate construction techniques most familiar with your contractor and local sub-contractor workforce. We will also secure approvals from governmental authorities and coordinate as necessary for similar approvals by your civil engineer. This phase includes the following: 

• Coordination with building departments and other governmental agencies for code, ordinance and zoning compliance. 

• Coordination with your development staff, civil engineer, landscape architect and other consultants. 

• Working drawings and specifications for architectural work for the project.
